A housing development of four single-family homes „Leoncin Residence”
LOCATION
A village bearing a name which is better known in New York than in Warsaw – forever immortalized in the memoirs of one of the most distinguished writers of the 20th century, a Nobel Prize laureate, Isaac Bashevis Singer, and in particular featured in the books of his brother, Joshua. They were both born here, inside a wooden house of prayer. Nowadays, the monuments that have been preserved from the old Leoncin include an interesting 19th century church designed by a noted Polish architect J. Dziekonski (renowned for two neogothic temples in Warsaw) and a unique chapel dating back from the 17th century located at a cemetery.
“Leoncin Residence”, a snug housing estate of four detached single-family homes, is situated in the village of Leoncin (near Czosnów), far away from the hustle and bustle of the city, in the northern buffer zone of Kampinos National Park. A green and picturesque neighborhood and the proximity of unpolluted nature within an easy reach from the capital (35 minutes from the centre of Warsaw) are undoubtedly the strongest assets of this project. Two horse stud farms can be found in the vicinity, as well as vast leisure areas, shops, a bank and a school.
ARCHITECTURE
“Leoncin Residence” is a combination of a stylish and functional design, a prestigious location and a solid execution, along with utilization of high quality materials and close attention paid to finishing details. Elements of wood and stone incorporated into the elevation create a harmonious synergy with the green exterior. Each residence is located on a plot of land of more than 1000 m2, and together they form a closed and cozy estate with a coherent housing plan. Two types of houses are on offer, both of them with a floor surface of 303,80 m2. Each house has a double garage. Modern and attractive layout of the interiors takes into account their high level of functionality and includes, among other things, two fireplaces (one indoors and one outdoors, on a terrace), a sauna and a bathroom with Jacuzzi. In addition, each property will be equipped with an ecological home sewage treatment system.

The design of the “Leoncin Residence” complex includes the construction of four detached single-family houses whose features embrace architectural elements and materials present in the traditional building characteristic of central Poland, and of suburban areas. Two houses – type A – hold built-in garages for two cars, the other two houses – type B – comprehend a separate garage set 3,5m from the main building, connected to it through a roof, which creates an additional parking spot, for example. Additionally, two parking spots have been designed in front of the garage building, on the driveway. The main building with a hipped roof having a pitch of 30°, the usable loft area over the garage with a hipped roof with a 30 degree angle.
We take into account the necessity to adjust every component to individual needs of the client and that is why we propose a maximally universal layout in order to make room for various personal adjustments.
In both types of buildings we have intended a main entrance equipped with a large alcove for a potential built-in wardrobe accessible from the vestibule, a spacious hallway facing an open living room, a dining room, a kitchen and a pantry; a sizable fireplace area has been also designed which makes it possible to install a fireplace insert that would guarantee its optimal use for additional heating. Such positioning of the flue enables our client to take advantage of the fireplace as an element that supports heating in the whole unit. There is a study in the other corner of the house, between the kitchen and the staircase.
The living room can be occasionally expanded thanks to the open dining room situated next to it. In the connecting area between the main building and the garage there is a small bathroom and a walk-in closet, as well as a boiler room which can easily fit a pellet stove with water jackets and a water pressure tank. The garage is intended for two cars, additional parking spots are also designed in front of the garage.
The first floor comprises four bedrooms, including three with walk-in closets, one with a separate bathroom, as well as a general bathroom and a sauna. The layout decreases the quantity of load-bearing walls facilitating its future adaptation. In addition, near the staircase, a semi-open room has been located, connected with a loft situated over the garage, which can be potentially destined to house a leisure or a fitness room, etc. In the homes type B this space is accessible through the garage and has been designated for a utility room.
Over the full first floor is a non-usable attic area, accessible through retractable folding stairs; this space can be used either as storage or as a drying room.
BUILDING SPECIFICATIONS
Foundations in the form of reinforced strip cast concrete footing on insulated blinding layer, insulated by the application of two coats of rubberized asphalt formulation (abisol or disperbit). According to detailed drawings: concrete 25-cm-thick slab or poured foundation walls, painted with two coats of disperbit, covered with exterior extruded polystyrene foam. Exterior walls made of 24-cm thick cellular concrete, insulated with 12cm of polystyrene foam, thin-layer silicate plaster over reinforcement mesh as a finish. Stone elevation (imitation sandstone), the remaining parts in toned down white plaster. On the first floor timber cladding in the windows’ belt, planks are damp proof and impregnated against fungal decay, in fair natural color. Partition walls made of 12-cm-thick cellular concrete. Ceiling over ground floor 25-cm-thick Teriva I, resting on reinforced concrete rims which encircle the ground floor and the first floor, poured or precast reinforced concrete rims. Interior staircase made of poured reinforced concrete structure. Roofing material consists of Finisz Dak roofing sheet, made in Germany, in graphite, layers of the roof placed according to the technology of the producer. Steel sheet metal flashing in the color of the roof. Exterior window sills to match the flashing. Plastic PCV gutters and downspouts. Wooden carpentry. Double glazed windows, float glass, transparent and colorless, low-emissivity U< 1.1, in brown.
